It isn't random. The newer southern villages are almost always St. Augustine—new construction is sodded with it the vast majority of the time. Most common in the newer southern Villages
Broad, flat blades; spreads by above-ground runners (stolons).
Loves aeration and top dressing. Do NOT fully dethatch it—power-raking tears up the runners and can damage the roots. We assess and spot-treat heavy areas only.
More common in the central Villages
Fine-to-medium blades; dense, carpet-like growth that builds thatch over time.
Benefits from dethatching every 1–2 years as thatch builds, plus regular aeration and top dressing. Bagging clippings slows thatch between services.
Shows up occasionally
Fine blades; very aggressive, fast-spreading, and thatch-prone.
